Buyer-only advice

The seller's broker works for the seller

We never take listings, so we have no properties to push. Every option is judged only on how well it fits your plans, and you work one-on-one with Barrett from first call to closing.

What it costs

In most purchases, the seller pays the broker commission as part of the deal, so buyers typically pay nothing out of pocket. We explain how compensation works for your deal before you commit.

Buyer representation FAQ

Questions buyers ask us

More questions? Call 704.219.0908.

Do I need a broker to buy a commercial building?

It isn't required, but the seller's broker works for the seller. Having your own representation gives you an independent view of value, a wider search and someone negotiating only for you.

Should my business lease or buy its space?

Buying builds equity and locks in long-term occupancy costs, but ties up capital and reduces flexibility. Leasing keeps cash free and makes it easier to grow or move. We run both scenarios with your numbers so you can compare them side by side.

How are you paid when I buy a property?

In most purchases, the broker commission is paid by the seller as part of the deal, so buyers typically pay nothing out of pocket. We explain how compensation works for your specific deal before you commit to anything.

Can you help with a 1031 exchange?

Yes. We help sellers find a replacement property within the exchange deadlines and introduce you to a qualified intermediary, who handles the exchange itself. Talk with your tax advisor about whether an exchange fits your situation.

Can you help if I've already found a property?

Yes. We can step in to evaluate the property against comparable options, check the economics and negotiate the purchase on your behalf, even late in the process.
