How it works

From first call to move-in

  1. Define the Requirement

We pin down size, budget, location, timing and the details that make a space work for your business.

  2. Search the Market

Listed, off-market and sublease options, toured together and compared with real occupancy costs.

  3. Negotiate the Lease

Deals are about more than rent. Barrett negotiates the full suite of terms directly on your behalf.

  4. Execute & Build Out

Trusted attorneys, architects and contractors help turn the signed lease into a finished space.

Why tenant-only matters

The person advising you should never work for the building

Typical dual-agency brokerage

  • Lists buildings for landlords and earns more when its own listings lease
  • Knows the landlord's bottom line but can't share it with you
  • You may be handed off to a junior associate

Fowler Property Advisors

  • Represents only tenants and buyers, with no listings to push
  • Shows you the whole market, including off-market options
  • You work one-on-one with Barrett, start to finish

What it costs

In most commercial leases, the landlord pays the broker commission as part of the deal, so tenants typically pay nothing out of pocket. We explain how compensation works for your deal before you commit.

Tenant representation FAQ

Questions tenants ask us

More questions? Call 704.219.0908.

What does a tenant representation broker do?

A tenant rep broker works only for the business leasing space. We define your requirements, search the full market including off-market options, tour and compare spaces, run the numbers, and negotiate rent, concessions, tenant improvement allowances and lease terms on your behalf.

How much does it cost to hire a tenant rep broker in Charlotte?

In most commercial lease transactions the broker commission is paid by the landlord as part of the deal, so tenants typically have no out-of-pocket cost. We confirm how compensation works for your specific deal before you commit to anything.

Do you help with lease renewals if I'm not planning to move?

Yes. Many of our engagements are renewals. Understanding what else is available, and showing the landlord you have real options, is often the best way to improve renewal terms.

When should I start looking for new commercial space?

Start 12 to 18 months before your lease expires for office and industrial space, and earlier for larger requirements or build-outs. That window gives you leverage in a renewal and time to compare relocation options.

Can you help if I've already found a space?

Yes. We can step in to evaluate the space against comparable options, check the economics and negotiate the lease on your behalf, even late in the process.
